Our Full Management Service

We offer a fully comprehensive Management Service at a competitive commission rate to all landlords wishing to distance themselves from managing their own property. This service commences when we first view the property, giving advice regarding rental expectations and includes, advertising, conducting all viewings, referencing suitable applicants through HomeLet Premier Rent Guarantee, administration in preparing an Agreement / Schedule of Condition / contacting service companies and, collecting rent and deposit monies prior to the tenants taking possession.

Ongoing, once the tenant is settled in, we retain responsibility for collecting rents on time and accounting to landlords. Dealing with, after prior agreement with the landlord, all maintenance of the property, any redecoration or refurbishment deemed necessary, and making regular interim inspections for the duration of the tenancy. Finally, when the tenant vacates we conduct the check-out, deal with all the administration and liaise with clients regarding return of deposits.

Introduction / Let Only Service

For Clients who prefer to manage their own property we offer a similar service as outlined above with the exception of, charging a one off fee from the first month’s rent collected from the tenant for our services plus, we reserve the right to charge a reasonable fee for preparing the Schedule of Condition. Obviously, once the property is handed over to the landlord to Manage, they are then responsible for the interim inspections and the final check-out.

In the case of either of the two services offered to the Landlords above, Evens and Matta, as stakeholders will retain deposit funds for the duration of the tenancy. The Deposit is safeguarded by the Tenancy Deposit Scheme, administered by The Dispute Service Limited.
